The Sales Process

When an offer is made on your home, having the Sold Sisters Group by your side is crucial in negotiating the best terms. Key points in these negotiations often include price, closing date, occupancy date, inclusions/exclusions, and home warranty. With our extensive experience and local knowledge, we work hard to secure the most favorable outcome for you.

Upon signing the listing agreement with us, we will ask you to complete the Seller’s Property Disclosure Statement (SPDS) and order an insurance report (CLUE Report) from your homeowners insurance agent. This report outlines any insurance claims made on your home within the past five years. These reports will both be made available for the buyer’s review.

Once an offer is received we carefully read the contract, verifying key terms such as the purchase price, closing date, financing contingencies, inspection periods, title provisions, and earnest money deposit conditions before presenting the offer to you for review.

After identifying any potential concerns, the negotiation phase begins. This involves determining which terms require modification, such as price adjustments, repair credits, or changes to contingency timelines are necessary. We use our strong negotiation skills to get you the best outcome possible.

Once negotiations are finalized, the buyer will typically arrange for various inspections, including a comprehensive whole-house inspection, and a pool or spa inspection if applicable. In metro Phoenix, a termite inspection is typically required, and sometimes a mold inspection may also be recommended. Other inspections may include sewer, roof and solar.

If the buyer is financing the home, their lender will order an appraisal. Both inspections and the appraisal are typically paid for by the buyer.

A few days before the Close of Escrow, the buyer will conduct a final inspection to ensure the home is in the same condition as when the purchase process began and that any agreed-upon repairs from the inspection have been completed.
