Let’s take a quick look at what’s been happening in our neighborhood real estate market:

Homes Sold: 9 in July 10 in August

Median Sold Price: $692,000 in July $654,500 in August

So… what does this mean for you?

If you’re a seller:

Homes are moving a little quicker and selling closer to their asking price than they were earlier this summer. That said, buyers are definitely watching their budgets—so pricing your home strategically is more important than ever. When you hit the market at the right price, you’re more likely to attract serious buyers and strong offers.

If you’re a buyer:

Good news—prices dipped a bit in August compared to July, which could mean more opportunity for you. While homes are still selling fairly quickly, we’re not seeing the frantic pace of the past few years. That gives you a little more breathing room to find the right fit, but being ready with financing in place will still give you the edge when the right home pops up.

Overall: It’s a pretty balanced market right now. Sellers are still in a good position, and buyers have a little more room to negotiate—it’s all about having the right strategy.

Peoria Wins State Land Auction Amkor Technology is Moving HonorHealth to Build

Peoria was the successful bidder for 834.5 acres in today’s State Land Public Auction with a final bid of $46.7 million. A land exchange agreement and development agreement amendment will allow Amkor Technology to move forward with construction for their planned state-of-the-art advanced semiconductor packaging and test facility on 104-acres of the newly acquired property.

Now that Amkor Technology Inc. has found another place to develop its massive semiconductor packaging plant, Scottsdale-based HonorHealth will build a medical district on a portion of its former site within Five North at Vistancia.

On Aug. 28, Peoria City Council approved an agreement with developers of Five North at Vistancia that paves the way for HonorHealth to build an 8-acre medical district on a portion of land that originally was going to house Amkor.

Stitching Together Creativity, Community, and Compassion: The Trilogy at Vistancia Quilting and Textile Arts Club is 46 members strong, is more than a crafting group, it’s a community bound together by creativity, craftsmanship, camaraderie, and passionate makers dedicated to both artistic expression and meaningful outreach.

We engage in a wide range of textile arts, including quilting, weaving, knitting, embroidery, and more. If it involves fabric and fiber, someone in our club likely does it! Whether you’re beginning your creative journey or looking to refine your technique, there’s always someone offering guidance and encouragement.

Honoring Veterans

We are especially proud to participate annually in the National Quilt of Honor Sewing Day, an event to create patriotic quilts for veterans. These special quilts are delivered on Veterans Day to Trilogy At Vistancia Veteran’s Club members as an expression of gratitude and respect for those who served our country.

Whether you’re a longtime textile artist or learning something new, we welcome you to visit, join for $10/yr, and become part of our creative family. We meet most Thursday’s 9am-4pm at the Mita Artisan Room.


Buying a Home With a Pool? Here’s What You Need to Know

Spot trouble early to avoid costly repairs.

Pools are a sought-after home feature, but they come with added homeownership responsibilities and potential costs. About a quarter of listed homes this past spring included a pool—a record high, according to a realtor.com® analysis of April housing data.

Jordan Schaeffer, president of Renovations and Aftermarket at Anthony & Sylvan Pools, shares what buyers should consider before purchasing a home with a pool.

What to Look for During a Walk through – Visual Issues

  • Loose tiles or missing grout
  • Green or discolored water
  • Low water levels (could signal a leak)
  • Cracks in steps, walls or the floor

Equipment Check

“Ask the homeowner to turn the pool on to make sure the equipment sounds right and is running,” Schaeffer advises. Watch for high-pitched sounds or signs of struggling equipment.

Coping Joint Inspection

Check the joint between the pool coping and the surrounding deck. “If that joint never gets filled in with what we call mastic compound… that would be a red flag,” says Schaeffer. Water can get behind the coping and damage the pool structure, especially in areas with freeze-thaw cycles.

Consider an Inspection

A standard home inspection doesn’t typically include a pool inspection, though some inspectors may offer it as an add-on. Usually, home buyers will need to have a separate specialized pool inspection—averaging between $125 and $250. A qualified pool inspector can assess the condition of the pool and identify potential issues, such as with the pool’s shelling, coping and deck that could indicate cracks and leaks.

Does a Pool Add Resale Value?

A 2025 realtor.com® study found that homes with pools sold for a 54% premium—$599,000 versus $389,000 for homes without. Pools remain a strong selling point, even after the fading so-called “pandemic premium” for pools.

We have several new neighbors in the Vistancia Area.

  • Big O Tires is now open
  • Post Net has recently had their grand opening.

We are still awaiting the Filiberto’s to open and a new Thai Chili 2 go restaurant.
