What This Means:

The increase in active listings gives buyers more options heading into the holiday season — but demand is still strong. Homes areselling fasterand athigher prices, which is great news for sellers. The rise in absorption rate suggests the market ismoving toward a more balanced pace, giving buyers a bit more breathing room while still keeping values solid.

For sellers, the jump in median price and shorter days on market show thatwell-presented, correctly priced homes are still moving quickly. For buyers, increased inventory means this is a great time to explore options without the fierce competition we saw earlier in the year.
