Trilogy at Vistancia Market Snapshot — November Update

The market in Trilogy at Vistancia continues to shift, and the latest numbers tell an interesting story.

HOMES SOLD

October: 19 homes Sales slowed significantly, with just over half as many closings as last month.

INVENTORY LEVELS

Active Listings in November: 60

Active Listings in October: 58 Inventory remains steady, giving buyers more choices while increasing competition for sellers.

PRICING TRENDS

Median Sale Price (Nov): $525,000

Median Sale Price (Oct): $697,000 A notable drop, driven largely by the smaller homes dominating November sales.

SOLD TO LIST RATIO

November: 95%

October: 96% Slight softening in seller leverage, but homes are still retaining strong value.

DAYS ON MARKET

November: 116 days

October: 64 days Homes took nearly twice as long to sell—an important signal of a cooling, more patient market.

WHAT’S SELLING

Of the 10 homes sold in November:

6 were under 2,000 sq. ft.

3 were between 2,000–2,151 sq. ft. Smaller homes are driving activity, which helps explain this month’s lower median price.

WHAT THIS MEANS FOR SELLERS

The market is shifting, and strategy matters more than ever:

Price smartly from the start. With fewer sales and rising days on market, overpricing can lead to prolonged exposure and stale listings.

Presentation is critical Buyers now have time to compare. Homes that are staged, updated, and marketed well are the ones getting attention.

Be ready for negotiation A 95% sold-to-list ratio means buyers expect value. Competitive pricing + flexibility can still lead to a strong sale.

WHAT THIS MEANS FOR BUYERS

Opportunities are opening up this season: More options, less pressure. With inventory holding steady and homes sitting longer, buyers can explore without the rushed pace we’ve seen in past markets.

Smaller homes = strong value With most of the sales coming from homes under 2,000 sq. ft., buyers looking for efficient floor plans may find excellent pricing opportunities.

Negotiation power is increasing The slight dip in sold-to-list ratio means there’s room for negotiated repairs, credits, or price adjustments.

Well-priced homes still move Especially mid-sized models. Buyers should be prepared with financing to act when the right home appears.

BOTTOM LINE

Trilogy at Vistancia is shifting toward a more balanced market. Sellers need a strong strategy, and buyers are gaining leverage—especially on smaller homes. Whether you’re buying or selling, navigating these changes with experienced guidance matters.

The Sold Sisters Group is here to help you make the most of this moment.

Updated features also make your home more appealing in a competitive market, often allowing it to sell faster and at a higher price. In short, consistent upkeep is an investment that pays off both now and when it’s time to sell.

Kitchens Sell Homes

A modern, updated kitchen is one of the biggest selling points for today’s buyers. As the heart of the home, the kitchen is where people gather, cook, and connect—so buyers are drawn to spaces that feel open, functional, and move-in ready. A sleek kitchen with updated appliances, quality finishes, and a spacious island not only looks beautiful but also saves buyers the time and cost of a remodel. According to real estate experts, the right kitchen sells the dream of entertaining and living well.

Right behind the kitchen, outdoor living spaces are also high on buyers’ wish lists—especially in Arizona where indoor and outdoor living blend seamlessly. Keeping these spaces fresh and updated can make a big difference when it’s time to sell.

The One Part of Your Washing Machine You’re Forgetting to Clean

Credit: The Spruce / Jason Donnelly

Call it a seal, gasket, or door boot, but we’re talking about the flexible piece of rubber around the lid of a top-loading washer or the door of a front-loading washing machine. The seal is there to help prevent leaks during the washer’s cleaning cycles.

When the washer is in use, water, laundry product residue, and body soil land in the folds of the seal. If the seal is not allowed to dry thoroughly after each laundry session and cleaned at least monthly, the warm, humid environment inside the washer is the perfect breeding ground for mildew and mold to form.

How to Clean Your Washing Machine’s Seal

  • Mix a solution of 1 part warm water and 1 part distilled white vinegar in a small bowl. Dip a microfiber cloth or sponge in the solution.
  • Use the dampened cloth or sponge to thoroughly wipe around edges, seams, folds, and all sides of the rubber seal. Use your fingers to gently stretch the seal to reach hidden crevices.
  • Dip an old toothbrush or small, nylon-bristle bottle brush in the vinegar solution to reach tight spots.
  • Use a dry microfiber towel to remove the cleaning solution, ensuring the seal is completely dry.

Mildew Prevention Tips

  • Between monthly cleanings, give the rubber gasket a quick wipe with a dry microfiber cloth after each wash cycle.
  • After washing a load of clothes, leave the door and the detergent dispenser drawer open to air-dry, helping to prevent mildew from developing.

8 Easy Ways to Get Scuffs and Marks Off Your Walls Without Ruining the Paint

Walls can take a beating from everyday life, but you can clean up scuffs without harming your paint. Here are eight quick and effective methods:

Damp Microfiber Cloth – Wipe gently with a damp cloth to lift fingerprints, food splatters, and light marks.

Dish Soap – Mix a few drops with warm water to clean greasy or sticky spots.

Baking Soda – Make a paste with water to buff away shoe scuffs, pencil, or crayon marks.

Toothpaste – Use a dab of white, non-gel toothpaste for small scuffs or crayon scribbles.

Shaving Cream – Apply a bit of white foam on a damp cloth to remove fingerprints and light marks.

White Vinegar – Mix equal parts vinegar and water for food splatters or light stains.

Rubbing Alcohol – Dab gently to erase ink or crayon, but use sparingly on oil-based paint.

Melamine Sponge (Magic Eraser) – Lightly scrub stubborn marks, then rinse.

Tip: If cleaning dulls or removes paint, touch up the area with a small amount of matching paint once it’s completely dry.
